What's the maximum guest count?
200 seated in the barn at long farm tables. 240 standing for cocktail hour. The meadow can hold 220 for ceremony. We've had weddings as small as 36 and as large as 198.
How does parking work?
120 cars in a graded gravel lot below the barn. Three ADA spaces near the entrance. A parking attendant is included in the rental and manages flow during arrival and departure.
Is the property accessible?
Yes. The barn interior is fully ADA compliant — ramps at both entrances, ADA-spec bathrooms, level floors. The meadow ceremony aisle is mowed firm grass and walkable with a walker or chair. The fire ring path is gravel and may be challenging for chairs after rain; we have an indoor alternative.
What's the rain plan?
Two layered options. Option one: the ceremony moves inside the barn, where we can set 200 chairs facing the south wall. The view through the tall windows is the meadow — sloping toward the Blue Ridge.
Option two: a 60' × 80' clear-span tent goes up on the meadow with 36 hours notice. We coordinate; couples pay the tent vendor directly, typically $1,800–$2,400. We make the call by noon the day before based on the National Weather Service forecast.
What's the music curfew?
Music inside the barn ends at 11 PM standard, with an option to extend to 1 AM (+$400/hour). Outdoor music ends at 11 PM regardless — Watauga County zoning. The fire ring stays lit until 11 PM with conversation only afterward.
Can we bring our own alcohol?
Yes, with a licensed bartender. We require ABC-permitted service for any wedding with alcohol — typically a $400–$800 line item with the bartender. Couples buy the alcohol themselves (Costco run is common). The bartender handles compliance. Our preferred caterers can arrange bar service too.
Can we use a caterer who isn't on the preferred list?
Yes. We require licensed and insured catering, but we don't require you use one of ours. We do require a walkthrough with the caterer at least 30 days before the wedding so they know the kitchen layout, the load-in path, and where to park the truck.
Are kids welcome?
Yes. We've had weddings with thirty kids and weddings with two. The property is safe — the creek is fenced where it should be, the barn is climate-controlled — but parents should know there's no formal kids' room. We suggest a corner of the barn with a few craft tables.
Can dogs be in the wedding?
Yes. Three of our favorite weddings had dogs as the ring bearer. They must be on leash on the property and have a designated handler during the reception. Sully (our 12-year-old black lab) will be on the front porch and will mostly sleep.
What decor restrictions apply?
Almost none. No open flame on tables without enclosed votives — the chestnut floor is dry and 130 years old. No tacks or nails into walls, beams, or floors — command strips and sandbags work for everything we've ever needed to hang or anchor. No glitter, confetti, or rice (substitute lavender, herbs, or bubbles for the exit).
Sparklers are fine outdoors with a metal bucket of water nearby.
Do we get rehearsal access?
Saturday weddings get a one-hour rehearsal window on Friday afternoon for $300 (the rehearsal-hour add-on). Friday and Sunday weddings can rehearse 60 minutes before the ceremony, included. Larger rehearsals with rehearsal dinner can buy out the property the night before ($1,800).
Where do guests stay?
Boone has plenty of options, but the two closest are the Boone Inn (downtown, 12 minutes) and Hollow Cottages (5 minutes, six cottages on a hill above us). We block rooms at the Boone Inn for couples who ask. Two Airbnb-rich neighborhoods are within 8 minutes.
Sparklers, fireworks, or cold sparks?
Sparklers yes (outdoors, with the metal bucket). Cold sparks (Sparkular machines) yes, indoors or outdoors. Actual fireworks no — we're in a wildfire-restriction zone and the county won't permit them. Floating lanterns also no, same reason.
Is smoking allowed?
Outdoors only, in three designated areas (we'll show you on the walkthrough), well away from the barn. Cigars are fine outdoors. Cole sometimes joins.
Drone footage?
Yes with a licensed FAA Part 107 operator. We have to file a one-page form with our county at least seven days before the wedding (we file it; you provide the operator's certificate). Most of our preferred photographers can either operate a drone themselves or have a sub-contractor.
How do the string lights work?
A thousand bulbs across three parallel strands run the full length of the barn ceiling. They're warm white, dimmable, and on a single switch behind the bar. Couples can also rent additional uplighting from any DJ (typically $300–$600 for the perimeter).
What time should the wedding party arrive?
Bridal suite opens at 9 AM for Saturday weddings (8 AM if you've added the early access add-on). Most couples have hair and makeup begin at 10 AM and finish by 2 PM for a 4:30 PM ceremony. Groom's room typically opens around noon.
How does vendor load-in work?
Vendors load in starting at 11 AM through the rear barn door, which has a wide cement pad for trucks. Our on-site coordinator is the single point of contact and shows each vendor where to set up. Vendors must be cleared out by midnight (Saturday) or 11 PM (other tiers).
How do payments work?
$5,000 deposit to hold the date, half the remaining balance six months out, the final balance 30 days before the wedding. Check, ACH, or credit card (3% fee). NC sales tax of 6.75% applies. No service charge, no surprise fees.
What's the cancellation policy?
Full refund up to nine months before the wedding. Half refund six to nine months out. No refund inside six months — at that point we've turned other couples away from your Saturday. We will work with you on date changes wherever possible if life happens (rescheduling, not refunding).
